Sold for $3,300,000 AND the owners also kept an additional $100,000 in earnest money from a previous buyer who walked away 3 days from closing earlier in the year. That first buyer had cleared inspection, appraisal, the Seller Disclosure review, Neighborhood review, and information verification period… So, in walking away at the last minute they lost all rights to the $100,000 in earnest money they put down.
Additionally, because I engaged with the buyer and provided them with floorplans and inspection information before they introduced their own agent, the buyer’s agent commission was only 2%.

Add the extra $100,000 is kept earnest money from the failed buyer, the $49,500 in commission savings and my buyers reaped the same benefit of selling this home for $3,450,000
